Position Summary

The Asset Manager will be responsible for implementing the investment’s business plan, as defined during the acquisition process, and maximizing investment value for investors.  This is achieved through oversite of the property management team, cash management, accounting & finance functions, ongoing market analysis, and investor reporting.  The Asset Manager will report directly to the Managing Principal and VP of Operations in order to ensure collaboration and transparency.  This position is best suited for candidates with strong interpersonal skills, management prowess, an adept analytical mind, and an expert level knowledge of accounting and finance.  Preference will be given to candidates with long-term aspirations to grow and develop alongside a rapidly growing company.

Responsibilities

  • Monitor, manage and report on ongoing cash flows, at the property, fund and portfolio levels, and capital accounts for all pieces of the capital stack, including forecasts, so you can better evaluate how changes in current operations impact your investment and the collateral, thereby enhancing proactive conversations to inform potential course corrections.   • Provide ongoing reviews and recommendations, including financial statement analysis, covenant triggers, and debt service coverage/debt yield ratios along with analysis of other tests critical to measuring ongoing investment performance and risk.
  • Monitor, manage and provide timely reporting of investment performance through analysis of actual performance to U/W as well as a wide range of external and internal factors that impact your investment’s ongoing performance including: existing, historical and trending occupancy, rents, concessions, operating expenses, construction costs, market and asset specific sales and leasing data, supply, absorption, and broader market level conditions affecting liquidity and exit strategies.
  • Analyze, enforce and report on borrower, guarantor and investment partner reporting requirements, trigger events and covenants, including any invested equity, liquidity and net worth thresholds.
  • Manage the collection and distribution of cash flows through waterfalls and review, track and monitor contracts and closing statements for adherence to approved document formats and performance requirements in investment documents.
  • Oversite of preparation of investor reporting and financials on a quarterly basis, including Income Statement, Statement of Changes in Investors' Equity, Balance Sheet, and Statement of Cash Flows

Qualifications

  • 3+ years of experience working as a financial analyst or accountant in the commercial real estate investment sector.
  • Exceptionally strong Excel modeling skills, with experience with complex formulas.
  • Experience with data analytics such as demographics, competitors, industry and real estate trends, etc.
  • Organized and highly detail-oriented; accustomed to allocating time to double-check work.
  • Ability to think commercially about the needs and requirements of different client groups, including investment management firms, brokers, and lenders.
  • Strong work ethic with the ability to work independently and deliver results with minimal supervision.
  • Ability to work effectively both as an individual and as part of a team are a must.
  • Ability to simplify and effectively communicate complex ideas in writing and through data visualization techniques to diverse audiences.
  • Bi-lingual (English & Spanish) is a plus.
  • Must be proficient in MS Office Suite (Outlook, Word, PowerPoint and Excel).
  • Experience using Adobe Creative Suite (InDesign, Photoshop, etc.) a plus.
