Overview

Pembroke DC is looking to hire an Analyst to join the US Asset Management Team to primarily support operations in Washington DC while helping Pembroke’s other US markets as needed. The primary areas of responsibility include qualitative and quantitative analysis of leasing and valuation matters, financial modeling, annual budget preparation for selected assets, research, and market review to support leasing negotiations, capital expenditure projects and long-term asset strategies such as hold, sell and financing decisions. In addition, there will be assistance with portfolio analysis, investor reporting, market research, and presentations. Candidates will preferably have either an education in, or experience with commercial real estate investment and analysis, and will possess strong quantitative skills.


Responsibilities

  • Work with the US Asset Managers and leasing brokers to underwrite, negotiate and execute lease transactions.  

  • Work closely with Pembroke’s Marketing Team and third-party brokers to ensure properties are strategically marketed through cycles. Develop local market expertise and work with the team to provide recommendations and create new strategies.

  • Collaborate with colleagues and asset representatives to build annual budgets and business plans for senior management review, while tracking performance against budget throughout the calendar year.

  • Build and maintain financial models utilizing both Excel and ARGUS Enterprise to calculate quarterly asset valuations, project detailed cash flows, and forecast investment returns for asset management decision-making, such as discounted cash flow analyses related to potential lease transactions and capital projects.

  • Participate in regular property management meetings and work closely with property management teams to answer questions, strategize on asset enhancement, or risk reduction, and ensure all assets are meeting Pembroke operating standards.

  • Undertake credit analysis of tenants and apply market data (including rent and sales comparisons) to valuation analysis of assets and portfolio. Perform quarterly and ad hoc asset valuations in ARGUS and Excel.

  • Assist in development of investment recommendations based on underwriting assumptions and appropriate return parameters. Develop market knowledge to assist in defining assumptions to drive value.

  • Gather market, leasing and forecast data and help maintain research databases.

  • Collaborate with a global team to improve existing IT platforms and ensure critical US asset management data is kept secure, up to date and organized for team use.

  • Liaise with external appraisers to ensure the accurate delivery of annual property valuations for all Pembroke DC assets.

  • Prepare materials for the quarterly reporting process as well as prepare regular and ad hoc reports for review by senior management.

  • Assist in investment underwriting and development management activities, including the production of investor reports at asset and portfolio levels.

Qualifications

  • Bachelor’s degree in finance or business/economics/real estate, or related field.  

  • 2-4 years of demonstrated experience in business, real estate, economics, or finance, including underwriting and valuation with a reputable private and/or institutional investor.

  • Excellent Excel, analytical, cash flow modeling, and due diligence skills.

  • Proficiency in or ability to learn ARGUS Enterprise

  • Experience in Yardi (preferred, not required).

  • Excellent written and verbal communication skills and strong presentation/ PowerPoint skills.

  • Demonstrated ability produce results, meet deadlines, and manage complex and shifting priorities.

  • Attention to detail coupled with ability to see the bigger picture.

  • Excellent networking skills and intrapersonal skills.

  • Collaborative and team-oriented work style, and an entrepreneurial / motivated character.

  • Demonstrated interest in real estate and desire to develop within the industry.
