The Marketing Analyst supports the strategic development, assessment and management of marketing programs implemented in partnership with management companies within a national portfolio. The Marketing Analyst is expected to maintain weekly, monthly and quarterly reporting of c marketing performance to develop a comprehensive understanding of the multifamily portfolio’s marketing efforts, submarkets and notable market trends. The Marketing Analyst will be involved in the assessment of marketing and leasing performance of third-party operators, evaluation of sales efforts (based on reported data) and an integral component of budgeting for marketing spend.

What you will do:

 

  • Responsible for collaboration with transactions team for new acquisition onboarding, setting kickoff calls, go-live auditing, collection of initial ad mixes and other acquisition related items as needed.
  • Responsibility for auditing and maintaining marketing attributes in CorView with the FSS team and assisting with other data-related functions in support of the marketing function.
  • Responsibility for marketing related auditing across the LivCor portfolio and ownership of corrective processes in partnership with the marketing advisors.
  • Maintains marketing asset management of a sub-set of the LivCor portfolio in partnership with the marketing advisor overseeing the region at large, participating in the marketing advisory process for said sub-set.
  • Maintains competitive community set (inclusive of internal record-keeping and Chatmeter) for the LivCor portfolio updating community set as needed based on the requests of marketing advisors and/or asset management.
  • Management of the LivCor portfolio’s local listings landscape, auditing, correction, and advising on appropriate NAP(U) consistency and working with partners to coordinate.
  • Monitors social media/feedback on behalf of both marketing and revenue to track and provide guidance as it relates to reputation management; coordinates with appropriate colleagues to identify celebrations, risks, and opportunities.
  • Accumulates data/reporting from third party software (CRM & LMS solutions) monthly.
  • Supports the marketing advisor team in updating and maintaining historical data as it pertains to advertising and sales performance for each asset, organized by various categories.
  • Retrieves and analyzes financial and operational data from Essbase, PBCS, Rentlytics, Yardi, YieldStar, OneSite, OneNote, Axiometrics, MPF, BLS and other commonly used LMS software.
  • Some travel required. Travel would be oriented around industry related conferences/knowledge acquisition opportunities and/or portfolio visits.
  • Divides time between planned projects and urgent matters. Expects new issues on a weekly basis and responds with energy, collaboration and speed.
  • Excels in an environment with constant change. Adapts, performs and invites additional job responsibilities as LivCor develops.
  • Contributes to the education and development of the marketing team.

The right candidate will be a marketing subject matter expert with experience in the following:

  • Strong analytical skills with a knowledge of and mastery of multifamily marketing tactics and systems a desire to learn in areas with needed development.
  • Understanding of multifamily tools such as ILS advertising, CRM systems/lead management systems, call sequencing, local listings management, and more
  • Detailed auditing capabilities and attention to specific nuance
  • Documenting processes.
  • Solving problems and quantifying results.
  • Working in a fast-paced environment with changing deadlines.
  • Strong oral and written communication skills.
  • Engaged and collaborative team player with high energy and strong analytical thinking.

What you should have:

 

Bachelor’s degree preferred. Minimum of 1-2 years of experience in real estate marketing required. A focus in analysis preferred. Candidate must be proficient in excel, online research, and knowledge of marketing plans. Candidate must have proven track record of providing high quality support and completing tasks.
