JOB SUMMARY:

The Project Manager is responsible for managing development aspects of the property and will work closely with the partnership to assemble the appropriate teams to manage the project. The candidate will report to the Head of Development and will manage the day-to-day activities from design through construction of ground-up and adaptive re-use development projects in Charleston, SC. The Project Manager will assume primary responsibility for representation of Owner for all construction activities, ensuring that the vision and program are executed successfully, the project is highly constructible, and is within overall budget. 

 

QUALIFICATIONS:

  • Minimum of 5 years of experience developing projects from land acquisition through construction of multiple product types. 
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

 

ESSENTIAL JOB FUNCTIONS:

  • Assist partnership in selection of design team, zoning, community engagement, design management, budget oversight, underwriting and execution of the project.  
  • Assist in developing project development budget and once established, take responsibility for management of budget.
  • Negotiate contracts with design professionals, contractors, and vendors for final approval by partnership
  • Coordinate design effort with the architect, engineers, and other consultants to meet program objectives. Coordinate input and feedback from partnership. 
  • Work closely with the partnership to develop and execute staffing plans and budgets, and manage the annual forecast and quarterly updates. 
  • Meet with municipal officials as needed for clarification or negotiation regarding codes, fire, traffic and other activities. 
  • Take responsibility for ensuring project design and construction schedule is developed and updated as needed. 
  • Maintain all design and construction related files.
  • Participate in all OAC meetings and provide input to architect and contractor to resolve design and construction issues.
  • Inspect construction work to ensure quality, attention to details, and conformity with plans. 
  • Review, analyze and process draw requests to ensure timely bank draw and payment. 
  • Review, analyze and make recommendations on change orders. 
  • Support as required leasing efforts during the development phase

       

KNOWLEDGE, SKILLS, AND ABILITIES:

 

Knowledge of:

  • Development, zoning process, design management, budgeting and execution, 
  • Experience with AIA contracts, property management, and construction management.
  • Brownfield sites and pursuit of both state and federal historic tax credits
