Company Background
Our Client is a Dallas-based, privately held real estate investment company investing in and developing a unique, opco/propco luxury co-living multifamily portfolio targeted to young professionals within an urban setting. The Company has a nearly $2 billion development pipeline, including projects under construction, and its objective is to build and scale the platform in order to raise permanent capital for the business.
Our Client requires a strong financially savvy capital markets and real estate trained executive to provide a broad range of financial and operational support to assist in the growth of the business.
The candidate will be working closely with the senior management team, allowing for an unusual amount of exposure and responsibilities.
Key Responsibilities
Asset Management
- Create, maintain & update property development and operating models and valuations; evaluate acquisition/investment opportunities with development partners.
- Collaborate with asset management and accounting professionals to create market analyses and benchmarking comparisons and dashboards (rent trackers, supply pipeline, sales comps, and other metrics).
- Perform ad hoc analyses (i.e. furnished premiums, carry costs, platform summary, etc.).
- Manage day-to-day relationships and communication with development partners and owners representatives (includes coordinating meetings, creating targeted call agendas, and managing the flow of information).
- Review weekly/monthly property data (leasing reports, delinquencies, operating expenses etc.) and assess operational/financial performance. Assist asset management with potential improvements.
- Develop annual platform budgets and review property business plans; maintain budget to actuals. Reforecast regularly as needed.
- Work with asset management, accounting and property management companies to oversee property tax, regulatory and lender compliance requirements.
- Collaborate with asset management and accounting to create quarterly report packages for each property. Report on success of initiatives in business plan. Compare results against original underwriting.
Capital Markets
- Along with the CEO, manage relationships with bankers, lenders, attorneys, and other third parties.
- Assist with equity and debt capital raising activities; lead due diligence calls, coordinate among involved parties and drive process to closing;
- Perform financial analyses related to platform and property-level capital raising and permanent capital structures;
- Evaluate property-level financing options: construction, bridge, permanent.
- Maintain platform marketing materials. Respond to investor diligence requests/questions.
Education / Experience
- Bachelor’s Degree with concentration in Finance, Economics, or Real Estate; MBA a plus
- A minimum of 4 years of direct real estate investment or development experience
- Excellent Excel modeling skills with the ability to create Excel models from scratch for development projects, partnership waterfalls and promotes
- Excellent oral and writing skills demonstrating a strong ability to articulate investment opportunities/ideas directly to the principals and in investment committee memos
- Self-motivated, hard-working, attention to detail, impeccable integrity
