Job Summary

Analytical, writing and sales support to the New York City Institutional Investment Sales team. Position hours vary based on workflow and deadlines. Pay structure is salary plus merit bonus. The NYC investment sales team typically focuses on NYC transactions above $20 million in the five boroughs of NYC including office, retail, multifamily, and development transactions. The team is fast paced and deadline oriented. The position primarily consists of analyzing and underwriting real estate transactions (office, residential, retail, development, etc.), writing offerings, proposals, BOVs and the compilation of data and information for presentations, proposals and meetings. The position includes interaction with team partners, clients, investor meetings and building showings, but it should be noted that a large portion of the job’s workflow must be accomplished independently and with minimal supervision. Candidates must be motivated self-starters.

Candidates will be asked to submit Argus and Excel samples and a writing sample (one page) to determine general sales writing ability based on a specific topic provided by Meridian. Candidates will then be asked to come in for an onsite Argus and Excel test. Test results will then determine if there will be an interview. The test will require candidates to create a cash flow pro forma, either in Argus or Excel, and create a basic model to answer several valuation related questions.

 

Duties & Responsibilities:

· Will be responsible for analyzing and underwriting real estate transactions (office, residential, retail, development, etc.) and will report directly to the partners.

· Prepare financial modeling and underwriting for investment sale assignments, pitches and proposals using different financial concepts such as IRR, DCF, Cash on Cash, etc.

· Develop new or auditing of existing Argus models

· Creating financial models with Excel

· Present and discuss financial models to brokers and clients

· Compilation of market data and sales info for meetings, quarterly reports, presentations and offering memorandums

· Compile property and debt data for meetings, inquiries, etc.

· Draft property valuations and BOVs as required.

· Assist writing proposals, presentations and offering memorandums.

· Draft lease abstracts or audit abstracts developed by third party providers

· Assist with transaction due diligence gathering, tracking and processing.

· The position will have exposure to all facets of real estate transactions with an opportunity for substantial involvement.

· Other job duties as needed, based on transaction assignment and team structure.

· Perform building showings and participate in presentations (pitch and market presentation).

 

Requirements, Knowledge & Experience:

· Bachelor’s Degree, preferably in Finance or Economics.

· 1-3 years+ experience working in real estate, real estate appraisal or prior real estate analysis experience preferred.

· Must have Excel and Argus Enterprise financial modeling skills.

· Ability to work in a fast paced, deadline driven team environment.

· Dependable, flexible, ability to balance challenges in a frequently changing work environment

· Possess a strong attention to detail, focus and ability to process information quickly

· Excellent analytical background, excellent interpersonal and written communications skills.

· Familiarity with NYC zoning code, DHCR filings, NYC real estate tax projections and tax abatements (421-a, ICIP, 80/20,J-51, etc.) is a plus

· New York State Real Estate Salesperson License Required. Can be obtained after acceptance of position.
