Summary

The Maintenance Technician assists the Maintenance Manager in ensuring that the physical aspects of the Community meet the Company s established standards for safety, appearance and operation within the budgeted financial goals. The Maintenance Technician assists in preparing inventory of ready apartments to support the community s marketing and leasing efforts, scheduling contractors or assisting in completing the turn process and inspecting ready apartments for move-in quality.


Essential Functions

  • Adheres to all Mack Property Management employee policies, Code of Conduct and applicable rules, laws, regulations or bargaining agreements.
  • Conducts all business in accordance with company policies and procedures, federal, state and local laws including OSHA, ADA, Fair Housing, and all other laws pertaining to apartments.
  • Diagnoses and performs minor or routine maintenance or repair involving the following as directed by the Maintenance Manager:
    • Electrical and plumbing (including water lines)
    • A/C and heating systems, boiler, gas and electric
    • Appliances (when applicable)
    • Water irrigation systems
    • Stairs, gates, fences, patios, railings
    • Walls, tile, carpet, flooring
    • Roofing, gutters, fasteners
    • Interior/exterior lights
    • Fireplaces, ceiling fans
    • Gas fixtures and appliances (where applicable)
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Door locks, P. O. boxes and locks
    • Security systems (where applicable)
    • Ceiling leaks
    • Pool areas, tile, hot tub/spa, pool furniture
  • Assists with ensuring make-ready repairs are completed correctly and on schedule within a 5-7 day turn.
  • Helps in ensuring adequate number of make ready units are available (40% at all times) and that the products are up to company standards.
  • Assists with vacant unit trashed-out as assigned.
  • Inspects vacated apartments and completes make-ready checklists as assigned. Informs Maintenance Manager of needed maintenance and repairs.
  • Inspects exterior of the property as assigned. Performs building and common area upkeep on a daily basis in accordance with company standards. Assists in keeping grounds neat and free of litter.
  • Responds to HVAC trouble calls and completes HVAC repairs and replacements, as may be needed, according to applicable codes and laws.
  • Communicates needs for parts and supplies to Maintenance Manager.
  • Performs effective emergency maintenance (after hours) as required.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
  • Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepared maps indicating same.
  • Performs other duties as assigned.

Qualifications and Education

  • High school diploma required. Technical school preferred. Equivalent combination of education and experience will be considered.
  • A minimum of 1 year of on-site multi-family Maintenance Technician experience required.
  • Bilingual preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • HVAC Certification I and II preferred.
  • EPO Certified preferred.
  • Valid driver s license required.
