ATCO is a privately-held real estate development, investment and management company in its fourth-generation of family ownership. The company owns and manages a New York City portfolio of midtown office and prime multifamily buildings, and is developing Camp North End in Charlotte, NC and a series of projects in Austin, TX. ATCO continues to look for opportunities to deploying capital into strategically selected, pedestrian-oriented, office, multifamily and retail opportunities.

 

ATCO is seeking a Development & Acquisitions Analyst to support the finance side of the development process and assist the acquisitions team underwrite new investment opportunities. The analyst will work under senior team members’ leadership to help create and maintain development and acquisition proformas and the business plans that explain those proformas, and to produce reporting for our capital partners, investors, and/or lenders. Time permitting, the analyst will also become involved in asset management and/or acquisitions efforts, which ensures the analyst a comprehensive exposure to real estate investment.  The position is intended as a learning opportunity for the analyst, and a great opportunity to gain hands-on real estate experience and develop a holistic knowledge of the industry. The Development & Acquisition Analyst role is based either in Rego Park, NY, or Charlotte, NC.  

 

Required:      

  • BS/BA in real estate, business, accounting, or a related field + 1-3 years of direct investment experience in real estate properties or completion of Project Destined.
  • Expert Argus and Excel user.

Roles and Responsibilities:

 

The analyst’s principal responsibility will be to support the financial analysis work and reporting associated with current and future development phases at . Camp North End is a 76-acre mixed-use project that is creating the most vibrant place in Charlotte, NC. The project includes multiple phases of adaptive reuse (two complete, one underway, two to go), as well as new construction (first building gearing up now).

 

Financial Modeling & Reporting

  • Utilize knowledge of Argus and excel to develop a detailed understanding of how the financial models for each phase are constructed and how these individual models roll up to the overall project model.
  • Update the associated Argus and complex cash flow models for material changes (new leasing, capital and market assumptions) in connection with reporting requirements for each asset.
  • Maintain asset return metrics (e.g., IRR, cash-on-cash, equity multiple) and cash flow waterfalls.
  • Research, track and communicate ongoing project status to team members, lenders and equity investors.
  • Prepare monthly reports showing forecast of expenditures for the remaining calendar year, including summary of monthly budget vs actual costs and variance explanations.
  • Various analysis of accounting reporting, real estate taxes, risk management, property info. etc.
  • Assist in preparation of reporting packages to capital partners and/or lenders.
  • Assist in preparation of quarterly and annual investor reports and presentations.

 

Business Plan Preparation & Execution

  • Prepare and update property business plans incorporating budget, leasing, capital, and valuation assumptions, risks & mitigants, SWOT analysis, and a summary of the relevant real estate market.
  • Update the business plan when adjustments are identified that take advantage of opportunities in the market, defend against competition, and respond to evolving dynamics.
  • Strategize with team members to generate creative ideas to maximize revenue, reduce expenses and increase value.
  • Research, organize and analyze large volumes of pertinent and complex property information.
  • Keep current with macroeconomic news, market trends and general industry knowledge for use in business pitches and research reports.

 

Subject to time availability, the analyst will work on asset management and/or acquisitions tasks, including:

 

Asset Management

  • Support the annual budgeting process, interacting with property manager and leasing brokers in preparing, finalizing and implementing the budgets.
  • Assist in the deployment of capital projects and property operations, coordinating with property and project manager as appropriate.
  • Identify appropriate asking and taking deal terms and supervise the marketing of a vacant space.
  • Support lease implementation by property manager and accounting.
  • Develop a working knowledge of leases, loan documents, partnership agreements, and other agreements for general responsibilities.
  • Support annual expense reconciliations and true-up process, as well as tenant operating expense audits and reimbursement calculations.
  • Support tenant estoppel and SNDA processes for acquisitions, dispositions, and financings.
  • Collaborate with insurance carriers, providing all the required supporting information for renewals or information requests.
  • Review and manage current real estate tax assessments and appeal processes.

 

Acquisitions

  • Provide ad hoc analytical support to senior acquisitions professionals.
  • Support all analytical and transactional aspects including market research, due diligence, financing, structuring, negotiating and closing.
  • Screen potential investments relative to investment criteria.
  • Perform and coordinate due diligence on new investments including:
    • research overall target market and investment sub-market conditions; 
    • ascertain relevant rent, sales and operating cost comparables for the target property;
    • land sale value and replacement cost analysis;
    • communication with third parties (brokers, lenders, consultants, etc).
  • Effectively identify and articulate the major risks associated with an investment opportunity in both verbal and written format.
    • SWOT analysis
    • Porter’s Five Forces analysis
  • Assist in the creation of thorough and concise investment packages that are presented to ATCO’s Investment Committee and investors, performing and providing all support for assumptions utilized during the process.

 

Qualifications, Experience and Education:

  • Required:
    • BS/BA in real estate, business, accounting, or a related field
    • 1-3 years of direct investment experience in real estate properties. Completion of Project Destined or a comparable program can substitute for this experience.
    • Expert Argus Enterprise and Excel user with a solid modeling background, and experienced Work and PowerPoint user able to generate cogent investment memoranda and presentation decks.

 

Whether the analyst is based in Rego Park (Queens), NY or Charlotte, NC, the position will require travel. A New York-based analyst will travel primarily to Charlotte and potentially to other markets to maintain familiarity with the status of the project and the market. A Charlotte-based analyst will travel primarily to New York for in-person collaboration with team members located in New York.
