Adventurous Journeys Capital Partners (“AJCP”) is seeking a Portfolio Management Director to support the firm’s rapid growth by coordinating the execution of new acquisitions and the creation of new hospitality-focused investment platforms.

ABOUT THE ROLE

The Portfolio Management Director will primarily be responsible for assisting with oversight of the firm’s investment strategy, which includes reviewing and maintaining real estate investment models, developing external investor marketing presentations and creating complex fund models across AJCP’s various investment platforms.  The position will be a key member of a diverse-focused team with exposure to the entire firm as well as senior leadership. Other key responsibilities include underwriting, performance analytics, the development of analyses and presentations related to asset management projects, ongoing fundraising efforts, and investor relations initiatives.


WHAT YOU WILL DO

  • Build and maintain sophisticated financial models and analyses for each of AJCP’s active investment vehicles to detail current positions and forecast future portfolio performance, including the development of portfolio waterfalls
  • Build and maintain dashboards, cash forecasts and other information systems to ensure AJCP can provide real-time pipeline and portfolio KPI's to key stakeholders
  • Lead the quarterly and annual investor reporting process for key funds; manage the updating of fund and asset models with historical figures and refreshed forecasts and analyze and summarize quarterly and annual operating results for senior management and external stakeholders
  • Coordinate with Investment teams across multiple platforms and verticals to navigate the Investment Committee process as well as create and manage an executive roll-up of acquisition, pre-development, and development budgets for use by the Investment Committee
  • Support fundraising initiatives and investor due diligence processes, including the development of marketing materials and performance analytics
  • Analyze the financial impact of proposed capital events to fund performance (e.g., CapEx projects, asset dispositions, refinancing’s, etc.)

 

WHO YOU ARE

AJCP is seeking a highly-motivated individual who enjoys working in a fast-paced, but disciplined, entrepreneurial environment.  The ideal candidate will have extensive experience developing investment models and have extremely strong Excel modeling skills. This role also requires the following capabilities:

  • Knowledge of the underwriting process for real estate investment opportunities using Excel-based underwriting models, including complex cash flow, leverage, IRR/NPV, and fund/partnership waterfall modeling
  • Meticulous attention to detail and the highest standards for accuracy, timeliness, and precision
  • Demonstrated ability to collaborate with others and lead cross-functional project teams to ensure the consistency and accuracy of information across multiple deliverables
  • Ability to deal effectively with ambiguities and manage multiple projects through completion, often under tight deadlines, with competing priorities and minimal supervision
  • Ability to clearly and effectively communicate with senior executives and other external stakeholders
  • Highly motivated, organized, disciplined and self-directed individual who is eager to learn, deals well with uncertainty at times, and is able to multi-task efficiently
  • Critical thinker who loves solving complex problems

YOUR QUALIFICATIONS

Required

  • 5+ years of experience, including at least 2-3 years of directly-related experience in real estate or hospitality investment banking, investment management, capital markets, and/or portfolio or fund management
  • Bachelor’s degree in business, finance, real estate or related discipline
  • Expert-level modeling skills in Excel and data visualization skills in PowerPoint
  • CFA preferred, but not required

 

Preferred

  • Real estate investment banking experience
  • Hospitality real estate investment experience
  • M&A or fundraising experience
