As Realty Income’s Senior Property Manager, not only will you be responsible for property management operations—but your past expertise will allow you to lead a team in accordance with company policies, procedures, and standards. Your exceptional communication and organizational skills coupled with detail-oriented and accurate nature will allow you to be chief in this role. Your Contribution to the Team Includes

Property Management

  • Develop and maintain effective relationships with customers.
  • Navigate and update the company's ERP system (Yardi) for maintenance requests, preventative maintenance, vendor and tenant information, and key building data.
  • Subject matter expert with a working knowledge of building systems, including roofs, parking lots, structural and mechanical systems.
  • Guide a team of Property Managers in support of achieving portfolio level goals, including but not limited to:
  • Account Receivables and Bad Debt goals
  • Operational compliance
  • Property transitions (Acquisitions & Dispositions)
  • Move-in/Out Timelines
  • Entering and maintaining Yardi data
  • Review and approval of both CapEx and R&M expenses in accordance with budget/approval guidelines
  • Support implementation of company initiatives
  • Customer service and conflict resolution involving customers and vendors
  • Support of Disaster Response efforts
  • Responsible for the property revenues and expenses, using sound financial measures to ensure that the budget and financial goals are met:
  • Support the team in the effort of ensuring customers are current in receivables and lease responsibilities
  • Perform and/or monitor collections and coordinate default proceedings with legal and accounting
  • Contact vendors and coordinate the completion of work when maintenance requests are received
  • Assist in the creation and implementation of operating and capital budgets, including the review of Property Manager budgets and variance reports
  • Establish and administer estimated/actual recoveries
  • Review operating expense reconciliations with the accounting department
  • Coordinate real estate tax review process for properties; communicate tax issues to senior management
  • Receive, code, review, approve, and ensure accuracy of property expense invoices.
  • Support Asset Management in achieving occupancy goals by offering superior customer service and relationship management to achieve high renewal ratios by ensuring vacancies and marketable spaces meet Realty Income standards
  • Investigate all complaints, disturbances and violations and resolves the issues
  • Ensure compliance with property management policies and procedures, codes, regulations, and governmental agency directives. Maintain compliance by ensuring all property records are maintained in accordance with all legal requirements and Company policies and/or practices
  • Coordinate customer move-in/out process for assigned properties in a timely and coordinated manner including orientating new customers to: the Customer Experience Team, services and procedures, meeting and coordinating with vendors, arranging for building access, and ensuring compliance with insurance requirements
  • Manage tenant improvement projects/allowances, including lease/title review, plan/scope review, coordination of legal and finance approvals, receipt of close-out documentation, and fund disbursement.
  • Solicit bids from approved contractors in compliance with Realty Income procurement processes.
  • Execute service agreements, ensuring vendor scope and insurance requirements meet company policies/standards.
  • Monitoring of vendor performance to assure full compliance with company standards and providing feedback to the Senior Property Manager
  • In conjunction with other departments, plan, schedule, and coordinate general maintenance, major repairs, and capital improvement projects
  • Act as a liaison between customer and construction management
  • Partner with other departments to resolve property and customer related issues
  • Complete quarterly reforecasting, variance reporting, and contingent liabilities/unrecorded payables reporting.
  • Report property damage claims, complete restoration work, and work with customers and all other appropriate parties during the restoration process.

What You’ll Need to be Successful

  • Bachelor’s degree (B. A./B.S.) from a four-year college or university
  • Real estate or property management emphasis preferred.
  • 7+ years of experience in commercial real estate preferred.
  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
  • Ability to respond to common inquiries or complaints from tenants, regulatory agencies, or members of the business community.
  • Ability to effectively present information to senior management.
  • Proficiency in Microsoft Office: (Excel, Word, Outlook, Teams, OneDrive) Yardi, Adobe Acrobat and SharePoint.
  • Ability to identify and resolve problems in a timely manner, including gathering and analyzing information skillfully and developing alternative solutions.
  • Strengthen tenant relationships by promptly and appropriately responding to tenant requests and resolving difficult situations.
  • Work within approved budget, develop and implement cost saving measures, conserve organizational resources.
  • Prioritize and plan work activities, use time efficiently, and set goals and objectives.
  • Meet and exceed productivity standards, complete work in a timely manner, and work efficiently.
  • Adapt to changes in the work environment including delays and unexpected events; manage competing demands.
