Overview

We are searching for multiple candidates at the analyst or associate level to work within our debt platform. Seeking individuals who are a self-starters, confident, and enthusiastic to work in our Boston, MA headquarters. Under the direction of the senior leaders of the debt platform, these positions will contribute to managing debt investments on behalf of Berkshire.

What You Will Do

Depending on the role determined to be the best fit for a specific candidate (depending upon experience), responsibilities may include but are not limited to the following:

Freddie Mac Securitized Investments (“CME”)
  • Active contributor in all aspects and throughout the lifecycle of each investment
  • Responsibilities may include coordinating due diligence, underwriting individual assets, cashflow modeling, preparation of investment committee memorandum, asset management & surveillance
  • Prepare transaction summaries for capital calls and closing announcements
  • Monthly watchlist review to provide updates to Portfolio Manager(s)
    • Identify assets of concern
    • Collaborate with external parties to receive and provide current information
  • Maintaining master asset list to keep Portfolio Manager(s) aware of outstanding exposures
  • Re-underwriting assets that are struggling with performance
  • Analytic support for dispositions
Bridge Lending Platform
  • Assist with ongoing monitoring of bridge loan asset level performance
  • Review draw requests, ensuring comprehensive detail and data has been provided from Servicer and Borrower
  • Compare current and trailing performance to prior period reporting and to underwriting; analyze negative trends
  • Review source data for outliers
  • Ongoing engagement with servicer/asset manager to ensure proactive view of loan performance, availability of relevant operating data, and identification of issues
  • Track all changes in business plan, progression of business plan execution, insurance losses, and delinquencies
  • Assist with securitization reporting, including compiling and analyzing quarterly business plan execution updates, loan performance, borrower financial condition, inspection results, and loan modifications
  • Work with Berkshire credit managers to provide exposures for market, sponsor, product subtype, pending maturities
  • Work with Research department to analyze underlying income and expense trends and market trends
  • Assist Credit Managers with analysis of pending loan maturities and watchlist loans
  • Provide sensitivities as needed to stress portfolio outcomes
  • Under direction of the Chief Credit Officer, prepare watchlist summaries for submission to MF1 Leadership and Investment Committee
  • Provide downside scenarios to include breakeven occupancy, break even cap rate, potential refinance shortfalls, and sponsor equity
  • Annual / Quarterly Reporting across platforms Internal and External
    • Types of reporting include Annual and Quarterly Investor reports, Quarterly Internal Portfolio Reviews, Annual Business Plans and Quarterly Securitization Reporting
  • Ad-Hoc analytical support as requested by Portfolio Manager(s)
  • Produce key data points on the respective portfolios related to any client request
  • Visit markets and properties to validate business plan assumptions, monitor property operations, and identify opportunities and issues in order to improve operations
  • Stay abreast of relative market information for all markets related to the portfolio. Work closely with Berkshire’s Research team to stay abreast of their viewpoint and recommended course of action for each market they cover
  • Work with Portfolio Valuation & Analytics Group in quarterly property valuations
  • Periodic travel may be required
Skills & Qualifications
  • Title and compensation to be determined based upon experience
  • At least 1 year of experience in multifamily real estate required
  • Underwriting and/or asset management of multifamily debt transactions preferred
  • Ability to analyze property operating statements and rent rolls preferred
  • Experience reviewing draw packages and loan advances, a plus
  • Experience underwriting and evaluating preferred equity, mezzanine, and note acquisitions, a plus
  • Demonstrate ability to identify problems early and solve them effectively with minimal assistance
  • Have a keen eye for multifamily value creation opportunities and the ability to act on them through others
  • Ability to develop and maintain effective internal and external relationships with a range of individuals including Clients, Portfolio Reporting, Property Management and Acquisitions and Dispositions
  • Ability to take direction from multiple sources while effectively managing multiple, changing priorities
  • Ability to assess and quantify risk
  • Strong written and verbal communication skills
  • Bachelor’s Degree in a related field. MBA, related Master’s degree or CFA a plus
  • Excellent computer skills; proficiency with Microsoft Suite of products, including ability to perform excel modeling including cash flow modeling and various return calculations and analysis
  • Experience with Bloomberg, a plus

  • Some when traveling to office locations
