Summary of Job Scope and Expectations:

The Associate Property Manager is a training position for Property Manager typically requiring 24 months, including completion of the CPM. This position performs Property Manager responsibilities under the supervision of a Manager or Director Property management. The Associate Property Manager investigates, negotiates, and resolves advanced and complex disputes with landlords with minimal supervision. This position is responsible for lease administration by conducting desktop audits of advanced year-end reconciliations. This position also reviews and approves advanced and complex charges/expenses for accuracy, verifying them against the lease. The Associate Property Manager assist in the preparation of exit strategies for closing under-performing stores. This position works closely with Operations to develop a higher understanding of their business needs.

Descriptions

• Investigates, negotiates, and resolves advanced and complex disputes with landlords with minimal supervision. Administers leases by conducting desktop audits of advanced year-end reconciliations.
• Reviews and approves advanced and complex charges/expenses for accuracy, verifying them against the lease, and enforces the rules of occupancy and vacancy for the shopping center, such as co-tenancy, operating hours, etc.
• Works closely with Operations to develop an understanding of Operations’ business needs. Performs property inspections and oversees completion of repairs and maintenance issues. Monitors move-in and move-out of stores. Prepares exit strategies for closing under-performing stores.
• Represents the company at small claims court. Processes basic Tenant Estoppel Certifications and ancillary documents with minimal supervision.
• Analyzes trends to identify broader issues and recommends solutions. Prepares and analyzes various reports as requested by other departments.
• Maintains the accuracy of the property management database (AMT Direct), which includes tracking critical dates and lease information.

JOB REQUIREMENTS:

• Bachelor’s degree required, preferably in accounting, finance or real estate
• Minimum five years of relevant experience required
• NRTA course completion and completion of Property Management course
• Successful completion of annual store training

• Knowledge of moderate to complex lease information and ability to abstract critical lease provisions
• Advanced knowledge of lease language
• Advanced knowledge of third party property administration database (AMT Direct)
• Knowledge of accounting

• Strong computer/technology skills and proficient in Microsoft Office Suite and AMT Direct
• Strong communication (oral and written), listening, customer service, presentation, and facilitation skills
