Bond Companies focuses on value-add and opportunistic multifamily investing across the U.S. The company was founded in 1987 and is led by seasoned real estate professionals with extensive experience in real estate development and operations, project and investment management. 

The Director of Acquisitions will lead the company’s sourcing, underwriting, and closing of value-add opportunities and work with property managers, accounting and associates to oversee asset management. The opportunity is for a self-starter that has a proven track record with existing developed relationships nationally with investment sales brokers. The Director of Acquisitions will also be involved with financing the acquisition and post-closing, investor reporting. The successful candidate will have strong verbal, written and analytical skills and has a developed expertise and doesn’t need training. In short, we are seeking a leader can execute on a strategy and who simply gets things done!

KEY ROLES AND RESPONSIBILITIES:

  1. Deal origination - maintain and build an active pipeline.
  2. Deal evaluation - lead the identification, evaluation, legal coordination and due diligence process for targeted projects.
  3. Deal underwriting – responsible for overseeing analysts in financial underwriting and modeling; creating internal presentation to the investment committee for final approval and for approved projects coordination with potential JV partners and capital sources.
  4. Deal execution – team leader for the deal closing process, negotiate and execute operating agreements, including working with the legal team on JV structures, working with lenders to obtain financing for deals as needed.
  5. Provide weekly internal pipeline reports as well as oversee research in targeted cities and submarkets.
  6. Post-closing – close coordination with property managers, accounting and asset management to properly hand-off projects as well as oversight that the business plan is being adhered to. Work with our investor relations department to provide quarterly project updates.
  7. Market research – help guide the company for the markets that the company should acquire properties within and stay on top of competition and any major impacts to a market to share with the team.

REQUIRED SKILLS AND EDUCATION:

  1. Minimum of 5 years of direct real estate experience in multifamily investing during which time the candidate will have elevated to identifying and leading value add acquisitions of multifamily for properties that exceeded at least $1 billion of asset value. Preference for work in the Sunbelt region of the U.S.
  2. Strong academic credentials from a top tier school with an understanding of the fundamentals of real estate valuation, finance, and accounting. Familiarity with property-level due diligence, real estate law and construction is a plus.
  3. MBA or a MRED desired.
  4. Strong work ethic and highest ethical standards.
  5. Self-starter who is as comfortable working with a team as well as individually.
  6. Ability to maintain a high level of organization, quality, and attention to detail in a fast-paced work environment and has the ability to be nimble and manage several, competing priorities in a fast-paced work environment. 
  7. Ability to compose materials such as detailed reports, executive summaries, and dashboard reports.
  8. Will coordinate with the Investor Relations team for setting up the investor portals for specific deals and assist in investor reporting by drafting investor reports quarterly.
  9. Outgoing personality with excellent verbal and written communication skills.
  10. Must demonstrate advanced Excel skills with experience in Yardi desired.
