Job Description/Requirements

Senior Financial Analyst will be responsible for the underwriting and valuation of real estate investments, utilizing software programs such as Argus Enterprise (AE) and MS Excel.  The Financial Analyst will also prepare and assist with the creation of investment packages and proposals to clients, lenders, and internal management. Must have a positive attitude, be a self-starter, highly organized, ability to multi task, strong project management skills, and be able to work both independently and as part of a team.  Must have excellent follow through and attention to detail.  Solutions oriented approach to problem solving and creating efficiencies within the organization

 

Duties

  • Create and prepare in-depth, detailed financial analysis and cash flow modeling using both Excel & Argus Enterprise and Argus DCF.
  • Analyze and interpret property level information including historical operating statements, budgets, leases, loan agreements, ground leases, etc.
  • Review and analyze real estate documentation pertaining to ownership structures, legal contracts, accounting, and property operations
  • Understand US GAAP/Profit and Loss Impact and pre/after tax net cash flow analyses
  • Consult with brokers and contractors to validate underwriting assumptions
  • Maintain and update Standard Operating Procedures (SOPs) for workflow and duties
  • Detailed review of leases including creating lease abstracts
  • Utilize web-based research tools to obtain property and market information (CoStar, LoopNet, Trepp, etc.)
  • Analyze leases, operating statements / budgets, CAM reconciliations and loan documents.
  • Understand current market conditions to maintain and support underwriting assumptions used in preparing financial models.
  • Understand critical and core property level financial/operating issues and be able to provide recommendations for value creation and resolution.
  • Strong understanding of sale and lease comparables and capacity to pull analytics as needed

 

Qualifications

  • Bachelor’s degree in Finance, Accounting, or related field
  • 5+ years’ experience in commercial real estate and financial analysis
  • Strong understanding and knowledge of retail sector a plus
  • Substantial proficiency in MS Excel; considered an expert with financial and data modeling
  • Substantial proficiency and in-depth understanding with ARGUS software
  • Direct experience in underwriting commercial real assets at a P/E firm, investment bank, or brokerage firm
  • Excellent computer skills (Excel, Word, and knowledge of Adobe In-design & Argus a plus)
  • Strong understanding of financial concepts (IRR, NPV)
  • Analyze loan term sheets and lender proposed financial covenants.
  • Can prioritize work and has excellent time management skills
  • Must have extremely strong work ethic, high attention to detail, be organized and have the ability to work under pressure and meet deadlines
