Telesis seeks a Senior Project Manager with the skills, energy, and experience to oversee affordable housing development projects.

DESCRIPTION OF THE WORK

 

The Senior Project Manager will work on key development activities including large-scale redevelopment and new construction work, with multiple sources of funding. The Senior Project Manager  will also focus on some existing properties which Telesis owns and controls and will have a pipeline of current work. 

 

DEVELOPMENT RESPONSIBILITIES

 

The Senior Project Manager will be responsible for all aspects of specific development projects. This involves oversight and coordination of all development activities including relationships with partners, funding sources, third party reporting entities (market analysis, engineers, environmental) public agencies, residents, and other community members. The Senior Project Manager ensures that development and operating budgets are realistic and that projects can meet expectations. In addition, the Senior Project Manager also ensures resident and community participation and the associated supportive services, in collaboration with the Telesis management and community service organizations primarily responsible for lease up, operations, and continuing community partnerships.

 

Additional responsibilities include:

 

  • Identifying and evaluating prospective developments and consulting opportunities;
  • Structuring financing of transactions;
  • Overseeing contracting and construction to ensure that quality standards and schedules are met and within budget; and
  • Confirming compliance with all MWBE and other requirements.

 

QUALIFICATIONS

 

Education: Bachelor’s degree required. Graduate degree in urban planning, architecture, engineering, real estate development, construction management, business, finance, or related field is preferred, but not required.

 

Work Experience: At least 5 years in real estate or community development with at least three years of affordable experience. 

 

References: Candidates must have strong employment references.

 

REQUISITE SKILLS AND EXPERIENCE

 

The Senior Project Manager must be an experienced developer with strong analytical abilities, excellent writing and communication and presentation skills, and a commitment to community and neighborhood development. Well-developed interpersonal skills, including an ability to work well with a wide range of people and organizations, are also essential.

 

A broad-based understanding of housing and community development programs, real estate finance, and project management is needed, with strong planning skills and a full understanding of the standard software programs. The Senior Project Manager must have thorough knowledge of Microsoft Word, Excel, and PowerPoint and substantial experience in preparing complex spreadsheets, schedules, and presentations.

 

Other important requirements include substantial experience in the following:

 

  • Affordable development including the use of 4% tax credits and bonds;
  • Experience working with public housing authorities, and some experience with RAD preferred;
  • Project management;
  • Public programs for finance and support of affordable housing development;
  • City, state, and federal agency involvement in real estate development; and
