Description


The Director of Facilities and Capital Planning is a key position within the asset management team, responsible for leadership, management, planning and execution of capital budgets, inspections, renovations, capital improvements, and construction project management across the portfolio. The Director of Facilities will work closely with members of the asset management, accounting, and acquisitions teams internally, as well as outside contractors, our third-party property and construction managers. The Director of Facilities and Capital Planning will provide oversight and execute Global Medical REIT’s property initiatives and business plans to ensure that the properties are well maintained, and capital and improvement projects are completed on schedule and within budget.


Primary duties include:

    • Manage and oversee landlord’s individual capital and repairs/maintenance projects from budget to completion to ensure adherence to business plans, target schedules, and quality results: 
    • Work with various team members and consultants in the project planning stage (e.g., architects, engineers, designers, contractors, property managers, construction managers, and vendors).
    • Bid out projects and evaluate proposals.
    • Initiate, review, and approve contract documents. 
    • Oversee contractors, property managers and construction managers, as work commences.
    • Oversee project scheduling. 
    • Review and approve invoices for payment processing.
    • Maintain project budgets and ensure projects remain on schedule.
    • Ensure adherence to project specifications and plans.
    • Provide oversight during acquisition due diligence regarding building condition, tenant buildouts, and upcoming capital projects.
    • Manage, oversee and perform annual property condition inspections.
    • Assist in the creation, management and re-forecast of a rolling 5-year capital budget, and repairs and maintenance plans across our portfolio.
    • Assist in quarterly updates on near and long-term capital funding requirements with the accounting and asset management teams. 
    • Work with the asset management and accounting teams to determine the job and cost responsibilities between landlord and tenant based on lease terms. 
    • Assist with the formulation and implementation of environmental improvements and energy efficiency strategies, external ESG Reporting and other initiatives.

Qualifications:

Qualified candidates should have a bachelor’s degree (B.A.) from a four-year college or university preferably with an architecture, project management, engineering, or real estate related focus, and a minimum of 10 years’ experience in the real estate/architecture/project management/construction industry.  The ideal candidate has an engaging personality, a proven track record of managing and overseeing projects, is knowledgeable in all areas of construction, preferably has experience within the healthcare field, and has a network of contractors, vendors and suppliers to draw from.  Computer literacy is mandatory (MS Word, Excel, preferably Yardi). Travel is required.
