Ram Realty Advisors, LLC (Ram) is a registered investment advisor that invests on behalf of a series of private equity funds and partnerships with co-mingled funds from institutions, plan sponsors and high net worth individuals. Through these funds and partnerships Ram acquires, develops, manages and finances retail and multifamily properties in the Southeast. We pursue the acquisition, development, and redevelopment of commercial, multifamily and mixed-use real estate. Target markets include, but are not limited to; South Florida, Tampa Bay, Orlando, Raleigh/Durham, Charlotte, Nashville and Atlanta.  Our strategy includes ground-up development, adaptive re-use, and the acquisition and redevelopment of existing assets.  Since 1996 the company has deployed in excess of $3.2 billion in real estate transactions.
 
Ram is seeking a Portfolio Management Associate to join their Investor Relations team in Palm Beach Gardens, Florida. The Portfolio Reporting Associate will be responsible for portfolio modeling and monitoring of each Fund/vehicle as it relates to (but not limited to) portfolio characteristics including debt levels, geographic weightings, sector exposure, control, sourcing, cash flow, j-curve, and the firm’s performance return. The information will be updated regularly and provided to the Senior Executive team no less than quarterly or with each new investment. They will also assist Investor Relations with accurate performance and portfolio information that can be used for marketing materials and responses to investor requests.  
 
Essential Duties and Responsibilities: 
 
• Prepare and distribute quarterly consultant (existing and potential future investor) updates. 
• Prepare and distribute quarterly investor templates. 
• Coordinate property level valuation and forecast work (updated 7-year cash flows and property business plans including cash flows and timelines) quarterly with the Asset Management Team. Review thoroughly with an auditor’s critical view. Update and prepare a consolidated roll-up and forecast by Vehicle/Fund. Present to Senior Leaders at quarterly valuation and forecast review meeting.  
• Create and maintain a working model of each Fund. The model includes key Fund characteristics and benchmarks as it relates to Fund PPM and IMA. It also has the flexibility to easily add assets to the Fund illustrating the impact of new investments being considered for the Fund versus the actual/current Fund. Examples of Fund characteristics are leverage ratios or tests and weightings of property type, risk, geography, committed vs invested capital, etc.
• Maintain the Firm’s overall portfolio performance return (“Track Record”) updated semi-annually (or quarterly during fundraising) and prepare comparisons against benchmarks for review by the Senior Investment Relations team. Gather and disseminate benchmark data.  
• Assist Investor Relations as needed with any of the following: investor requests, Fund performance requests, DDQs, RFP’s, track record analysis, consultant questionnaires/databases, annual meeting materials and presentations.
• Assist with market research as requested for the Firm’s specific geographies; dissect trends and collaborate with other teams to qualify data that will help tell the story of an entire market; disseminate market research to the firm on a quarterly basis (and ad hoc, as needed) to be used in Investment Committee Memos, Marketing Materials, etc.  
• Assist in growing, supporting, and mentoring the firm’s Analyst team. Review and oversee the Analysts work as needed. 
• Complete other related projects as needed to support other divisional groups within the firm (i.e. asset management or acquisitions analysis, etc.).

• Bachelor’s Degree from an accredited four-year college or university with a major in finance or accounting and three years of relevant work experience or an equivalent combination of experience and education (Graduate degree preferred).
• Professional experience with financial modeling and analysis, including scenario analyses.
• Quantitative and analytical experience with a proficiency in Excel a must. Argus strongly preferred. 
• Relevant real estate experience (commercial and multifamily) and a demonstrated ability to perform financial analysis both on an individual asset level as well as portfolio/fund level using methodologies such as NPV analysis and IRR analysis.  This includes property and fund level waterfalls. 
• Demonstrated ability to interpret both property and portfolio level financial results. 
• Demonstrated ability to accurately capture large data and find meaningful relationships.
