Broadstone Net Lease, Inc. (“BNL”) is an internally-managed real estate investment trust (“REIT”) that acquires, owns, and manages primarily single-tenant commercial real estate properties that are net leased on a long-term basis to a diversified group of tenants. We utilize an investment strategy underpinned by strong fundamental credit analysis and prudent real estate underwriting. BNL’s diversified portfolio of net leased real estate includes industrial, healthcare, restaurant, office, and retail property types.

 

The Vice President, Acquisitions will originate, negotiate and manage healthcare real estate acquisition transactions for Broadstone Net Lease.  The ideal candidate will bring experience and expertise in sourcing, underwriting and negotiating the acquisition of a wide variety of healthcare real estate assets. Additionally, the candidate will be experienced in evaluating real estate and tenant underwriting and adept at handling high-level owner and broker communications, relationships and negotiations. The candidate must also be able to work independently and in collaboration with others to achieve a very high level of success in identifying and negotiating terms for accretive transactions. This person must be exceedingly well organized, flexible and able to travel without significant notice. The position requires deal sourcing, financial analysis & modeling capabilities, and internet research skills. The role also calls for excellent interpersonal skills, project coordination experience, and the ability to work well with all levels of internal management and staff, as well as the national brokerage and property owner community. This position reports to the Senior Vice President of Acquisitions and can be based in Rochester, NY, Phoenix, AZ, Dallas, TX or Atlanta, GA.

Essential Job Duties and Responsibilities:

  • Develop and implement single tenant net lease healthcare acquisition strategies to meet investment objectives
  • Source acquisition targets and bring prospective accretive transactions to the Senior Vice President and Acquisitions Team for initial approval and then to the Investment Committee and Board of Directors for final approval
  • Complete analysis of prospective transactions, including credit analysis support, property valuation, evaluation of tenant’s products and management and investment return analysis
  • Cultivate strong relationships with external commercial brokers and prospective property sellers to gain access to off-market transactions as they become available
  • Perform site visits of acquisition opportunities and communicate the value of working with the company to tenants and owners
  • Assist with the preparation of thorough investment packages
  • Conduct analysis of market conditions impacting acquisition opportunities
  • Identify and attend national and regional conferences for increasing industry and asset class exposure
  • Participate in the development and coordination of proactive and comprehensive marketing efforts to broker and ownership community, including roadshows
  • Interface with brokers, principles, executives, partners, consultants, attorneys and transaction counterparties
  • Prioritize and manage multiple projects simultaneously and follow through on issues in a timely manner
  • Execute duties and maintain standards in accordance with company policies and procedures
  • Additional duties as required  
  • Willing and able to travel when necessary. At times, travel may be on short notice and/or for multiple days.
  • Overtime hours may be required as job duties demand

Skills/Qualifications:

  • Experience in reading and evaluating typical property due diligence materials
  • Knowledge of the commercial healthcare real estate market, preferably as it relates to single tenant net leases, including brokers, institutional and private owners, developers and real estate private equity firms
  • Strong understanding of financial statements and financial analysis used in underwriting and making high-level investment decisions, including discounted cash flows, IRR, investment return analyses and sensitivity analyses
  • Experience negotiating purchase and sale and lease agreements
  • Strong organizational and planning skills; Passionate about quality and accuracy
  • Team player adept at empowering others to achieve greater results
  • Experienced information gathering and information monitoring skills
  • Excellent verbal and written communication skills and strong presentation skills
  • Effective decision-making skills and an ability to perform under deadline pressure
  • Solid work ethic and a professional, proactive and positive approach to work
  • Able to successfully prioritize and manage multiple projects, handle frequent changes effectively and professionally and follow through on issues in a timely manner
  • Work well independently and in a team
  • Self-starter and independent worker, but not hesitant to ask for direction when needed
  • High level proficiency in Microsoft Office, including Word, Excel, PowerPoint, and Outlook
  • Solid work ethic and a professional, proactive, and positive approach to work

Education/Experience:

  • Bachelor’s degree from a four-year accredited university required, MBA a plus
  • 8+ years of relevant commercial real estate experience, specific experience in healthcare acquisitions preferred
  • Extensive experience in commercial real estate financial analysis and deal making
  • Proven track record of closing a large volume of transactions valued in the $10M to $100M range

Environment and Physical Demands:

  • Professional office environment with routine use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machine; noise level typical of a standard office environment
  • Prolonged sitting, computer and telephone use, as well as standing, filing, stooping, bending, reaching and lifting, and carrying up to 25 pounds
  • Ability to travel by plane, train, and automobile and operate a motor vehicle
