JOB SUMMARY

  Assist the Acquisitions and Asset Management team in feasibility assessment, financial modeling,    underwriting, financing, and overall management of new acquisitions and existing assets. Critical to   success in this role is a commitment to achieving the highest levels of accuracy relative to pro format,   value (after renovation), estimated renovation costs, and the company’s goals.

MAJOR FUNCTIONS OF THIS JOB

  • Exceptional excel modeling skills including dynamic pro formas, sensitivity tables, construction loans, and complex equity waterfalls.
  • Manage a portfolio of real estate assets located in multiple markets throughout Texas.
  • Work with internal resources and property teams to implement initiatives within the portfolio.
  • Participate in underwriting, due diligence, and business plan development for the existing portfolio as well as new properties.
  • Create reports of financial results, variance analyses, and cash flow forecasts for investors and senior management. A good eye for graphic detail is needed to prepare polished, professional presentations.
  • Develop rental rate and occupancy strategies and leasing programs, provide direction, and deliver asset strategies to property teams.
  • Manage the coordination of post-opening activities and integration of assets into the firm’s ownership portfolio; assist internal departments with the property transition process.
  • Monitor and manage the day-to-day performance of stabilized assets.
  • Provide tactical advice on revenue and expense trends.
  • Proctor the annual budget process.
  • Visit each asset and rent comp quarterly to monitor performance and compliance with approved business plans as well as identify opportunities and issues.
  • Work with operations support on loan compliance, vendor compliance, and documentation.
  • Up to date on sub-market and industry trends and changes/transformations.
  • Resourcefulness to independently research market data from various sources. Must be able to organize findings in a meaningful way for purposes of investment decisions.

DEGREES/DIPLOMAS

  • BS or BA in Business, Finance, Real Estate, or related business field is required. A master’s degree in a related business field may be preferred.
