JOB DESCRIPTION:

ACRE is seeking a senior professional to join its asset management team in Atlanta. The Senior Asset Manager will be responsible for monitoring, driving and reporting on business plans and performance across investments made in ACRE s debt and equity funds including the development, analysis and interpretation of financial data in order to evaluate operating results in terms of profitability, performance, and operational efficiency of multifamily real estate investments. The position entails a focus on the long-term strategic real estate performance, financial planning and monitoring of individual assets and portfolios. This role involves significant coordination across various teams and requires strong general real estate knowledge as well as financing modeling, business acumen, professionalism and communication skills.

 

ESSENTIAL JOB DUTIES:

  • Stay current on local market dynamics; thoroughly understand each investment s positioning in its respective market and how to maximize the value of the investment within that context
  • Lead internal discussion and analysis for the creation and execution of budgets, business plans, ad-hoc refinancing, quarterly valuations, acquisitions/dispositions, quarterly valuations and recapitalizations
  • Prepare, maintain and manage cash flow models at property level
  • Evaluate and recommend value enhancement opportunities (i.e. development, redevelopment, re-positioning of asset, etc.); work with senior management to establish asset specific strategies that produce growth in asset value and cash flow
  • Oversee internal and third-party property managers to meet financial and strategy property goals
  • Analyze and monitor capital improvement and renovation programs, as required, for property maintenance, competitive positioning or market re-positioning
  • Interface with property management, leasing and construction in order to gather information and/or provide assistance on leasing deals and expense analysis
  • Complete comprehensive inspections of physical real estate assets and markets; liaise with external third parties when required for property assessments
  • Monitor asset performance; create, analyze and present reports on monthly property financials, property cash flow statements and future cash requirements, among other metrics
  • Assess loan risk within portfolio and make recommendations to senior management to mitigate risk
  • Interact with credit, legal, origination and underwriting teams and external borrowers and third-party service providers before, during and after closing
  • Prepare comprehensive loan summary reports that include loan terms, property condition reviews, market analyses, overview of tenancy, collateral re-underwriting, sponsorship updates, notable investment risks and expected performance of loans
  • Ongoing monitoring and administration of loan covenants including reserve draw
  • Think critically and analyze information to provide meaningful insight and input to deals
  • Work with portfolio management and capital raising professionals on asset valuations, investment summaries and presentations
  • Promote culture of collaboration and be willing to work cross-functionally to add value across the organization

 

REQUIREMENTS:

  • Ideal candidate will have a minimum of 5 years of direct experience managing both debt and equity multifamily real estate assets
  • Bachelor s degree from a top tier institution
  • Deep understanding of real estate fundamentals, financing principles and capital structures
  • Strong work ethic and attention to detail
  • Critical thinking ability and analytical mindset
  • Solid understanding of Excel with financial modeling and spreadsheet analysis experience
  • Team player with strong interpersonal and organizational skills
  • Ability to thrive in a fast-paced, entrepreneurial environment and take initiative
  • Ability to simplify complex ideas into presentable messages
  • Willingness and ability to travel frequently to visit assets
  • Fluency in additional languages a plus
