About Credit
Fortress’s Credit business was launched in 2002 by Pete Briger. Today, the Fortress Credit team consists of over 500 professionals and is focused on investing globally, primarily in undervalued assets and distressed and illiquid credit investments. The investment team, led by Co-CIOs Pete Briger and Dean Dakolias, has a long and established track record investing throughout a number of credit and distressed cycles around the world. With over 100 professionals dedicated to asset management in 14 geographic locations, the Fortress Credit team also has the experience and expertise to manage and service assets with operational complexity.


About the Position
The Net Lease Group at Fortress was established at the inception of the credit business in 2002. The small, tight knit and high output team acquires a high volume of net lease assets, with a proven track record of success.
Fortress’s Los Angeles office has an opening for an Asset Manager to join the Net Lease Group and help manage the net lease portfolio of assets.   The Asset Manager will work alongside a very dynamic, high performing team and will be expected to become an invaluable member in its future success. 

Responsibilities Include:
•            Overseeing and monitoring the performance of a diverse portfolio of net leased assets across the US and United Kingdom
•            Review & analyze property financials, keep informed of market dynamics & key factors affecting current & future performance
•            Keep abreast of tenant financials with the help of the broader team and keep abreast of industry & any macro headwinds.          
•            Prepare asset status reports, action plans and any other recommended action for the team
•            Monitor loan covenants and reporting requirements of the portfolio and provide monthly reports to the team.
•            Review and become an expert on the transaction and loan documents on all assets
•            Responsible for confirming Rent collection, loan payments, other payables and distributions.
•            Monitor construction assets, work closely with construction monitors, developers, construction contractor, and tenant.
•            Responsible for insuring COO receipt and closeout of punch lists to confirm completion of construction.
•            Conduct periodic site visits to review physical condition, compliance standards and changes in market dynamics
•            Research and present well thought out asset disposition strategies
•            Develop strong relationships and effective lines of communication with JV Partners, developers, lenders and other third parties. 
•            Particularly important to develop very strong relationship with tenants with a focus on service and collaboration.  
•            Always be mindful of potential lease extension opportunities.
•            Negotiate leasing agreements and property management agreements
•            Effectively interact with in-house departments including but not limited to accounting, and legal 
•            Assist in underwriting and closing of new acquisition opportunities when needed.


Qualifications:
•            5-7 years of direct and hands on experience in commercial real estate asset management; investing preferred but not required
•            Experience in industrial assets required
•            Experience in construction management preferred but not required
•            Strong modeling and analytical skills including regular use of Excel and MS Office programs; Argus preferred but not required
•            Acute attention to detail, ability to multitask, and strong organizational skills
•            Outstanding written and verbal communication
•            Self-starter, able to work independently or in a team environment
•            Demonstrated flexibility to handle multiple projects in a fast-paced environment
•            Unquestionable integrity and ethics
•            Masters degree preferred but not required;
•            Bachelor’s degree in accounting, finance, real estate or STEM (Math or Physics strongly preferred)
