POSITION TITLE: DIRECTOR OF FINANCE

DEPARTMENT: CRG MULTIFAMILY

REPORTS TO: SENIOR VICE PRESIDENT, FINANCE

DIRECT REPORTS: NONE

SUMMARY DESCRIPTION: The Director of Finance is responsible for managing financial and operational aspects of various real estate development projects as part of the multifamily team within CRG. The Director of Finance will play a key role in project closings, be responsible for maintaining strong debt and investor relationships, conduct financial analysis, prepare and present investment packages to various capital sources, and oversee CRG’s underwriting efforts. This team member should proactively manage issues that arise and know when to inform senior management when appropriate.

SPECIFIC RESPONSIBILITIES:
• Act as the financial liaison between the development team, legal, accounting, and other functions during the development life of a project

• Manage property and capital transaction closings (legal, escrow/title, ownership structure, etc.)

• Participate in capitalization efforts including negotiating term sheets, reviewing legal documents, and managing the closing checklists  with legal

• Maintain debt relationships and strong joint-venture investor relations

• Conduct underwriting for current and potential development projects

• Conduct and prepare financial models, perform in-depth financial and sensitivity analysis, and create valuations and investor return modeling

• Conduct property specific research, demographic studies, and competitive market analysis

• Maintain a database of key underwriting assumptions and variables (rents, vacancy, cap rates, discount rates) in strategic markets necessary to accurately underwrite and value developments

• Establish standardized procedures, formats, content for investment committee presentations and project reporting

• Produce offering memoranda and investment committee packages for both internal and external audiences

• Oversee the production of monthly, quarterly and annual project updates and financial analysis for both internal and external uses

• Oversee the production of draw packages, reports and financial statements

Required Experience and Attributes:
• 5-7 years of relevant professional experience
• Excellent writer and verbal communicator
• Ability to work both independently and collaboratively as appropriate
• Ability to manage ambiguity and complexity within a fast-paced, results-driven environment
• Experience with multifamily development as an asset class within commercial real estate
• Experience underwriting large ground-up developments from a market and financial perspective
• Experience managing the capitalization of institutional real estate investments
• Past exposure to institutional capital sources for real estate investments
• Proficient with Excel
• Must understand key agreements and the legal documentation process with JV partners and lenders
• Must understand complex pro forma cash flows, valuation models, debt and joint venture equity structures (waterfall modeling of accrued return with promote structures)
• Experience in financial analysis (NPV, IRR, ROI, DCF modeling, returns, etc.) with advanced Excel modeling skills
• General understand of key due diligence items (title, survey, environmental, zoning, entitlements)
