Your Opportunity

This position will report to the Vice-President, CRE Project Management, and will interface directly with internal and external clients and partners. The Managing Director, CRE Construction Project Management, is a shown leader who will direct standard methodologies of CRE operations and financial performance to ensure alignment with the mission, values and objectives of the organization. Leadership, training and professional development opportunities will be provided to staff at all levels of the Construction Project Management organization.

The MD will act as a key project liaison with internal and external resources which include Design, Telecommunications, Security, Real Estate, Property Management, etc. to ensure the timely, cost effective, and efficient success of Branch and Corporate projects. The ideal candidate will be comfortable wearing many hats, including leading their own assigned projects and work effectively in a highly reciprocal environment.

Management & Job Responsibilities:

  • Leading staff including Sr. Managers, Managers, and vendors responsible for day to day design projects which reflect the strategy of the corporation.
  • Develop departmental goals, plans and standards consistent with operational, administrative, legal and ethical requirements and objectives of the organization.
  • Plan, organize and direct all activities related to Construction Project Management staffing, including hiring, orienting, evaluating, disciplinary actions and continuing education initiatives.
  • Develop positive cross-functional working relationships
  • Work closely with direct reports on scope of projects to ensure load-balancing and successful high-quality delivery of all projects
  • Maintain effective relationships with CRE internal customers and external vendors.
  • Give to the broader management of the Corporate Real Estate team through input into and involvement in the establishment and implementation of strategies, policies, practices and procedures.
  • Represent the Project Management department, Corporate Real Estate department and internal clients with an exceedingly high level of professionalism.
  • Handles outside resources (architects, designers, construction firms, etc.) to achieve successful completion of the project.
  • Runs the project close-out process to ensure that closure occurs within Schwab compliance guidelines and industry standard practice

Construction Management Responsibilities: 

  • Plans and implements strategies to ensure the successful and timely execution of all assigned projects.
  • Establishes and implements overall project plan objectives, master project timeline, and financials, including project budget and works with the customer to ensure satisfactory delivery of the project.
  • Responsible for on-site supervision during the construction process to include management of General Contractors and Owner vendors.
  • Participate in the design development process to collaborate across internal partners.
  • Handle change order negotiations and contract compliance.
  • Identifies and sources market resources for procurement of appropriate goods and services
  • Identifies inefficiencies in processes and make adjustments to improve upon such.
  • Select vendors and handles vendor activity and performance to ensure compliance with the overall objectives of the projects(project objectives, costs, standards, and schedules)
  • Establishes and handles the estimates, expenditure commitments of the project and monitors costs to ensure compliance with the approved budget.
  • Ensures compliance with legal, regulatory, audit, safety, and environmental issues.
  • Develop strong relationships to ensure close collaboration and communication with decision makers, Architects, Engineers, Code and enforcement officials, and internal partners.
  • Lead job site meetings, produce minutes and strive for a reciprocal team environment.

What you have

Knowledge Required:

  • Practical knowledge and experience in at least one of these disciplines: design, construction or engineering. Wide knowledge and understanding of other real estate disciplines, including building systems, space planning, property management, etc.
  • Strong project management skills, with emphasis on scheduling, budgeting, and prioritizing.
  • Sound business knowledge to effectively collaborate with Schwab businesses and outside agencies.
  • Thorough working understanding and ownership of the financial budget of a project.
  • Knowledgeable of real estate law, regulations, and building codes.
  • Evident relationship management skills
  • Excellent negotiating and presentation skills

Experience/Training:

  • 10 + years of Construction Management
  • Highly Desired - 5-10 years’ experience with leading Critical Data Ctr Environment type projects. Should also have working understanding of Data Ctr mech/elec/critical support systems.
  • Bachelor Degree required
  • Communication – Excellent written and oral communication skills at all organizational levels
  • Real Estate - Strong real estate management and development skills
  • Leadership – Shown leadership skills to build and run large and complex teams
  • Problem solving - Identifies and resolves problems in a timely manner and gathers and analyzes information effectively
  • Analytical skills - Advanced real estate, financial and project management analysis skills
  • Quality management – Demonstrated commitment to improve and promote quality, accuracy and appropriate levels of due diligence
  • Judgment - Demonstrated ability to make timely and effective decisions using sound and appropriate judgment
  • Planning/organizing – Solid track record in planning and organizing large teams and projects, prioritizes and plans work activities, uses time efficiently and develops realistic action plans
  • Conflict Management – Ability to handle conflict constructively and effectively
  • Organizational Skills – Strong organizational and social skills
  • Analytical skills - Advanced analytical skills to work with the tools, data, and metrics
